The price of a house in the Fermanagh and Omagh area has raised by 8.7 per cent in a year.

New figures released by the Land and Property Services, assisted by the Northern Ireland Statistics and Research Agency, were unveiled as part of the House Price Index (HPI) report for Q2 of 2022.

The index measures change in the price of residential property sold in Northern Ireland (NI), and uses Stamp Duty information on residential property sales recorded by HMRC.

The NI House Price Index series is used as the NI component of the single official UK house HPI, and the statistics are comparable with other UK regions.

According to the latest data, in NI, Q1 (January – March) and Q2 (April – June) of 2022 show the HPI increased by 3.2 per cent, with Fermanagh seeing the lowest quarterly change of all of the NI districts, recording a change of 0.6 per cent between Q1 and Q2.

The highest quarterly change recorded from Q1 to Q2 in NI was recorded by Ards and North Down, with a change of 5.2 per cent in the quarter.

When it comes to the change in a year, the Fermanagh and Omagh area is slightly below the NI average.

Between Q2 2021 and Q2 2022, the HPI increased by 9.6 per cent in NI – but that change was lower, at 8.7 per cent, in Fermanagh and Omagh.

There were a total of 5,798 residential properties sold during Q2 2022 in NI.

The NPI is now 52.4 per cent higher than Q1, 2015 (the reference period).

According to the data, the average price for a home in the Fermanagh and Omagh area now is £152,202, compared to the average price for a house in NI being £169,063, with a top price of £196,438 averaged in Ards and North Down.
